Austin Named Hottest Job Market In America In Analysis From The Wall Street Journal, Moody’s Analytics

Austin can boast of having the strongest job market in the nation, according to an analysis from The Wall Street Journal and Moody’s Analytics.  It is the latest evidence of the region’s amazing rebound of the Covid-19 pandemic.

This Austin Suburb Is Texas’ No. 1 Small City To Start A Business

Personal finance website WalletHub ranks Georgetown as the best small city in Texas for starting a business. Georgetown appears at No. 70 on the list overall, and No. 1 in Texas. It scored particularly well in the access to resources category and business environment category.

300-Unit Condo Project Coming To Rapidly Changing Southeast Austin

Austin American Statesman – 4/27/2022

A project with nearly 300 condominiums is in the works for the Riverside Drive area in southeast Austin, a rapidly growing area experiencing a burst of new housing, office and retail development.

Austin developer Pearlstone Partners plans to break ground within the next eight months on the project at 2500 Willow Hill Drive off East Riverside Drive and Pleasant Valley, which will have 296 condo units. Along with condos, the project — which has not yet been officially named — will have street-level retail.

Mystery Tenant Revealed for Newest Proposed High-Rise Tower in Austin

Yet another high-rise will soon sprout in Austin, Texas, after Lincoln Property Co., Phoenix Property Co. and DivcoWest announced they are moving forward with The Republic, a 48-story, 833,000-square-foot office tower at 401 W. Fourth St .

Lincoln Property said it plans to start construction on the tower this quarter after securing the building’s first major tenant, but the firm did not disclose the tenant’s identity. Multiple sources, however, have told CoStar News that that the mystery tenant is Austin-based Vista Equity Partners, a global tech investment firm. The size of Vista Equity’s lease is unclear at this time.

Texas Leads the Nation in Retail Space Demand

CoStar – 4/29/2022

Texas continues to shine as retailers put pen to paper and occupy new space in the Lone Star State’s four largest markets. Among metropolitan areas with at least 100 million square feet of retail inventory, the four major Texas markets of Austin, Dallas-Ft. Worth, San Antonio and Houston, took the top four spots for net absorption as a percentage of existing inventory.

Texas Named Top U.S. Market For Land Sales With Record-Setting 2021

Due in part to its cowboy heritage, Texas boasts lots of wide open spaces. So much so, in fact, that the Lone Star State led all of the states in land sales last year. Last year, Texas recorded 9,055 land sales, according to the Texas Real Estate Research Center at Texas A&M University. A record-setting 846,347 acres of Texas land changed hands in 2021, up 53% from the previous year.

Traffic Control System Operator Coming To Pflugerville

MoboTrex Inc., a manufacturer of traffic control systems has been offered a relocation grant to move its facility to Pflugerville. The town’s city council approved an economic development performance agreement that will offer a grant to MoboTrex based on them investing $13 million in the nearby community, expanding into a 130,000 sq. ft. facility and relocating or employing a total of 110 full-time jobs within a five-year term.

March Was By Far Busiest Month Ever At Austin Airport

KXAN – 4/27/2022

March 2022 was the busiest month ever at Austin-Bergstrom International Airport, new passenger traffic data shows. In total, 1,822,198 passengers went through TSA security at AUS in March. That’s more than 179,000 more than the previous record high set in July 2019. The 2022 total also represents a 148% increase in passenger totals compared to March 2021, when 735,270 passengers were reported.

Hermès Eager To Tackle Affluent Austin Market

Hermès International SA, a French luxury fashion designer and retailer that has had its Birkin handbags put up as an investment that rivaled gold and the S&P 500, is opening a brick-and-mortar shop on Austin’s hip South Congress Avenue. The 7,600-square-foot store at 1221 S. Congress Ave. will open on April 30.

Five Texas Restaurants Are Among The ‘Most Outstanding’ In The World, Rankings Show

Five Texas restaurants — including four in Dallas — are among the “most outstanding” restaurants in the world, a new report finds.  They were highlighted in the 2022 Forbes Travel Guide.  The top restaurant in Texas, according to the rankings, is Carte Blanche in Dallas. Over in Austin, “hidden dining gem” Garrison earned a 4-star distinction on the travel guide.

Software Company Has Big Plans For Austin, Aims To Double Employee Count

Switzerland-based software development company SonarSource, which operates its U.S. headquarters in Austin, says it is gearing up for growth in Austin after landing a significant infusion of capital. The company just completed a $411 million funding deal, giving it a valuation of $4.7 billion. The company is in the process of relocating to a larger downtown space at 206 East Ninth St. to accommodate more employees.

Funding Wrap: $8M Raised For Metaverse Mansions

In the past week, three Austin-area companies reported a combined total of about $684 million in funding deals and contracts secured.
• The Boring Company, the Elon Musk-founded startup that now calls Pflugerville its headquarters, announced a $675 million funding round — the largest venture capital round in Austin history
• White Sands, an Austin startup developing spaces in the metaverse, has raised $8 million in new funding.
• Local edtech startup Unmudl has raised a $1.2 million seed round led by Stand Together Ventures Lab.

University Of Texas Breaks Ground On New Graduate Student Housing In East Campus

The University of Texas has broken ground on a new housing project for graduate students as part of an affordable housing initiative in East Campus.

The project is located about a mile away from the center of UT’s campus on East 21st Street between Comal and Leona streets It will include fully furnished studio apartments, one-bedroom units and two-bedroom units with a total of 784 beds, as well as a fitness center, study spaces and an amphitheater.  The project, set to open by fall 2024, will be managed by University Housing and Dining.

Austin’s Tesla Site Attracts Blackstone Logistics Unit

Link Logistics, a unit of Blackstone, has pulled a building permit for a project on its recently purchased property near Tesla’s new electric vehicle production facility in Austin. The site is just one highway exit north of the $1.1 billion Tesla plant.  Link has yet to release details of the project, which is being planned on the recently purchased 127 acre parcel.

Two Real Estate Firms Acquire Office Building on High-Profile Street in Austin, Texas

Yet another office building on Congress Avenue in Austin, Texas, has changed hands, as a fund controlled by New York-based DRA Advisors and Dallas-based Pillar Commercial acquired the 15-story, 190,254-square-foot tower at 823 Congress Ave.  The building, which was built in 1974 and recently renovated, includes retail and a six-story parking garage at 900 Brazos St.

Elon Musk’s Twitter Deal Sparks Speculation Over a Potential Relocation to Texas for the Social Media Platform

Elon Musk’s proposed $44 billion acquisition of Twitter is fueling speculation he might relocate the social media platform’s headquarters from Silicon Valley to Texas like he has with his other companies.  Whether Austin becomes the new home of Twitter is purely speculative at this point, but such a move could deliver another high-profile name to a city that’s already attracted major outposts of well-known tech companies such as Apple, Google and Facebook.

Austin-Area Industrial Park Changes Hands

Innovation Business Park I & II have been sold to CenterPoint Properties. The two buildings consist of 361,467 sq. ft. and are located in Hutto, just outside Austin.  The relatively new structures, built in 2019 and 2020 respectively, are currently leased to Western Industries, Three Way Logistics and Barnsco. Located at 1050 and 1070 New Technology Blvd. the site is just 8 miles away from the recently announced Samsung North American Chip Plant in Taylor, Texas.

3,173 Acres Purchased For Massive Community In Caldwell County

A Dallas-based developer has closed on more than 3,000 acres in Caldwell County, with plans to construct an eclectic mixed-use neighborhood that will bring thousands of homes to the region.

RREAF Communities, a division of RREAF Holdings LLC, will develop the community, which has yet to be named. The 3,173-acre subdivision will be located along the Austin-San Antonio corridor, at the intersection of State Highways 130 and 80. Initial plans for the neighborhood include between 4,000 and 6,000 single-family homes.

Next Phase Of Waterloo Greenway Park System Moving Forward With $9M Grant

The ecological reimagining of Waller Creek along the eastern edge of the Central Business District has received a big boost: $9 million in federal funds that will allow construction to begin on the second phase of the Waterloo Greenway park system. Dubbed The Confluence, that second phase envisions beautifying Waller Creek with nearly 1,550 trees, 200,000 mature plants and 10 acres of seed mixes as well as elevated walkways and bridges over the creek.. Construction on The Confluence is set to begin in October, according to Waterloo Greenway Conservancy.

Round Rock’s La Frontera Village Sold

Institutional Property Advisors, a division of Marcus & Millichap, arranged the sale of La Frontera Village, a 534,566-square-foot regional shopping center in Round Rock. Built in 1980 and renovated in 2000 and 2001, the shopping center is located within La Frontera, a 330-acre master planned community.

NY Firm Makes Multifamily Moves

New York City-based RockFarmer Properties LLC has purchased the Sofia apartments in Austin’s East Riverside area from Dallas-based Lion Real Estate Group LLC.  The development and investment company purchased the 210-unit property located at 2201 Willow Creek Dr. and plans to rebrand and renovate the property.

Austin City Council Annexes 24-Acre Site Of Future Texas Children’s Hospital Development

Community Impact – 4/28/2022

Austin City Council voted to annex a 24-acre South Austin property near 13217 Old San Antonio Road, Manchaca, owned by Texas Children’s Hospital into the city at its April 21 meeting. Texas Children’s Hospital purchased the land in late 2019 for a potential future facility. The hospital is currently in the preliminary phases of assessment and planning for future development, according to its public relations team. No construction plans or development timeline exist for the property at this time.

Designs Proposed For $28M Project To Relocate 75 Year-Old Dougherty Arts Center

Community Impact – 4/27/2022

Designs for a new Dougherty Arts Center on Lady Bird Lake are coming together as Austin seeks to open the rehabilitated cultural facility by late 2024. The city has been working to relocate the aging DAC, currently situated at 1110 Barton Springs Road, for well over a decade after the 75-year-old building was designated as “beyond repair.” The replacement project, backed by $28 million in 2012 and 2018 city bond funding, would see a new DAC constructed on Lady Bird Lake a few blocks from the existing center.
